I'd just like to say that some people take longer to mature and stabilize in their life. I lived with my parents a couple of different times between jobs and always liked being with my parents. This is a tough one but you can set ground rules and give him a chore list. Maybe you can lighten it when he has a job. I always did work to help out and do my part. You can also limit the games to minimum. I think it's good to charge rent, even if it's not much.
